第一个原因，在澳大利亚每年的房租都会有比例的增长，一般来说是5%,但是这里所说的每一年即不是财政年度，也不是公历年度，是最初签订租赁协议时开始每12个月计算的。比如你是2月份签订协议，那么在接下来的每年的二月份房租都会按照一定的比例增长。

第二个原因，大多买卖的生意都是小生意，大多数的小生意都选择cash basis记账法。Cash Basis和Accrual Basis的区别在于，cash basis是以实际支出作为记账的依据，accrual basis是以实际发生作为记帐的依据。举例来说，当你购买了一年的商业保险$1,200，cash basis就把这$1,200全部记到了当月的支出中，相反accrual basis，这$1,200以每个月底$100分为12个月记账。这样就有可能产生在财政年度的第一个月支出了本月的房租和上一个财政年度最后一个月的房租，同时在最后一个月同时支付了下一个财政年度第一个月的房租。这样在当年的profit and lost statement上的rent expense实际上是14个月的房租

所以总体来说，房租的支出要以租赁合同为准，不能只看profit and lost statement

以澳洲目前的市场情况，大型的购物中心都不提供option,只是5到7年的合同。只要按时交租，我到目前为止还没有听说哪一家被赶出购物中心。小型的village商场由于owner可以是个人投资，养老基金投资，土地开发商投资, 或者是公司投资就像sunny bank很有名的一家华人超市的老板就买了很多小的购物中心。所以租赁合同又会有各种各样的情况出现。
总体来说，要把lease的情况搞清楚你就需要一个有经验的律师。不是所有的律师都有商业买卖的经验，有的律师一年到头做的都是房屋买卖。很多华人买家非常抗拒找说英文的律师，觉得不好沟通。不过你要清楚，在商业买卖中，你的代理律师还要和对方的律师沟通，还要和leasing manager沟通，如果律师的经验不够丰富，或者是沟通的有问题，就会把整个买卖程序搞得很复杂。请记住律师是按照时间收费的。
就大型购物中心来讲，leasing manager 会给买家安排面试，在面试的过程中买家完全有机会当面了解lease的情况和leasing manager.

昆士兰州的征收比例如下

印花税的征收，是以合同买卖价格为准的吧？ 这个成交价格也包括存货的价值？

有时候最终价格正好在区间的附近，是不是可以要求卖家把存货量调低，以节约印花税？

但是很多小生意存货很少，所以售价就会有 $xxxx WIWO-walk in walk out, 就是卖家把交接当天的存货都留给买家，并不额外收取费用。
